Instructing a Letting Agent

Hi all!

[ I'm new here and I'm sure that this must have been asked and answered before. I have tried to search the forums, but not found any relevant post. Apologies if it is repeated - please post the URL of the previous discussion(s) if already answered. ]

I am looking at letting a property out through a letting agent who would also provide a full-management service. I previously used a bad one (wouldn't respond to me, including complaints, wouldn't conduct maintenance telling me or the tenant to do it, not inspecting the property for well over a year, etc. etc. etc.).

What would your advice be?
* What questions should I ask?
* What should I look for in their service and the letting agreement?
* What should set alarm bells ringing?

Also, while this wasn't the only problem, the previous letting agent would try to insist that I paid more than double the price of Currys to replacement cookers, washing machines, etc. They would also insist that I couldn't use Currys as a supplier but always refused to say why. This can't be the industry norm can it?
