Section 21 notice

I am a private Landlord. The AST fixed term has expired so it is now a periodic tenancy. I intend to issue a notice 21 tomorrow by hand.
The rent is due on the 12th of each month in advance.
What date should the section 21 expire please ?

Rent is due on the 12th but what date did the tenancy start. You may be required to give almost 3 months notice if your tenancy also started on the 12th the notice would be to the 11th September.:footie:

Don't think this is correct or at least it depends on which one you issue.

You just need to give 2 months notice. So you may just pick a date allowing a few days for service.

Which bit? Two months notice is required ending on the last day of a rental period..it's the 13th today tomorrow is the 14th so almost 3 months notice if the OP is hand delivering a notice tomorrow.
That's what I understood, two months plus the number of remaining days to rent day.0 -

You need only give 2 calender months notice. It does not have to be aligned with any rent/tenancy dates.
With all due respect may I suggest that you join a landlord's association if you intend to continue as a landlord?0
