Increase rents on family in house

I'm prety sure that the LL has to give notice of a rent rise. They cannot just stick it up without warning.....
I think for a periodic AST, the notice has to be in a particular format and must give one month's notice....If the renters are savvy and have been in the property for a few years, they may then go to the Rents Tribunal Service (I think that's what my friend calls it) who will then decide if the incease is actually allowed.
A "few years" would translate as 'over 36 years' if you were talking about a regulated tenancy. Although, technically speaking, even AST tenants can apply to the tribunal if they believe the rent to be 'excessive', the trouble is that (a) landlords are allowed to charge market rents for ASTs anyway, and (b) they can issue a s21 notice for any reason they like, so I've never heard of anyone going down that route.

Firstly and most importantly I would make sure your friend has the right btl mortgage to let out to family. Otherwise your imaginary friend could find himself in a bit of cack.0

Yes mayo the majority of btl mortages do not allow you to rent to family. You are supposed to have a regulated mortgage which is very different in how it considers affordability.0 -
