Selling House - Activate Sale?

Hi All
I've just instructed an estate agent to sell my house. Whilst he was here he gave me the leaflet below. I'm expecting a call from this company "lifetime legal" soon. Is this some sort of con? I can get the title deeds myself and what is this AML Certificate? Surely when I instruct a local solicitor they will sort all this out?

We sold 2 yrs ago and we did have to prove who we were but that involved the EA & solicitor seeing our driving licences ,anything else was done by them.

Don't fall for it.
My EA didn't ask for proof of ownership just ID. Refuse to pay any fees for this and threaten to use another agent. Say you have sought legal advice and for £3 you can download your title plan from Land Registry directly0 -
