Sale of house

I am in the process of selling my house. I accepted the buyer's offer and shortly afterwards a mortgage valuation was done without problem and the buyer's mortgage was agreed. This week the buyer had a homebuyer's survey done and tonight I had a phone call from the estate agent to say that the survey had shown that a lintel needed replacing and so the mortgage lender had said that they would reduce the mortgage they would offer to the buyer by £1000 and asked if I would pay this £1000. After some negotiation, we have agreed that I will pay £500 towards the cost of this (purely because I need to sell the house to allow my new house purchase to go through).

I then got to thinking about what the estate agent had told me. If the mortgage valuation was okay and the mortgage lender had agreed to lend the money, would the homebuyer's survey result have made any difference to the offer of the mortgage?

I have not been happy with the estate agent (ended up having to take my own photos for the website as the ones taken by the agent were terrible) and this latest call from the estate agent (which appeared to contradict itself on occasion) has made me suspicious.
