Question about survey with regards loft

                    Okay, we're currently in the process of purchasing a house, sold as a 4 bedroom property on a certain estate agents website.
we liked the look of it, and put an offer in which was accepted. with regards the loft converted into a bedroom, the owner did mention it "didn't meet building regulations" with regards it being a bedroom (due to an inch or two in the ceiling height, I think) but she uses it as one anyway (!)
anyhow, we just got the survey report back and although it has pretty much come back fine, it DOES say this with regards the "bedroom that isn't actually a bedroom":
"the roof space has been converted to form a bedroom, this does not conform to current regulations and should only be used for storage etc".
first question - what should we do next with regards enquiries via our solictor, building regs, what to do if she doesn't have a cert but needs one etc. also, does it make a difference how many years ago it was converted?
again, we're not bothered if we can only use it for storage - if nothing is needed regulation / paperwork wise but it can be used as is, thats fine.
second question - while all this is going on (and allowing for the fact that we're still happy to purchase whether the loft conversion can only be used for storage or whatever, we only actually need 3 bedrooms in any case), what do we do about the estate agent promoting it as a 4 bedroom house (to the extent that on the website advertising the property, its actually listed as "bedroom one" with all relevant bedroom related details)?
