surveying numpty

A week ago we had a survey done on our currently processing purchase and following on from the feedback from the surveyor we decided to pop round the house we are buying to discuss some issues with the vendor which had been flagged, none of which were major we just wanted to see how serious the issues are.

All in everything he flagged didnt seem to be a problem i appreciate the fact that surveyors have to errr on the side of caution but i think he we a tad hardcore. However we now doubt the survey as a whole as two things he claimed were not in situ, an extractor fan in the main bathroom and one in the kitchen, are there and they certainly havent been fitted in the past week.

Its now left us wondering if he missed two items that arent hidden what else may he have missed?

    ^yes. Ask for a refund (not a discount).

    If there are several substantive inaccuracies, then it is difficult to trust anything in the report.

    what he said was

    "During the course of our inspection we noted the kitchen has not been fitted with an externally vented extractor, this is required to alleviate condensation and odours"

    well there is a vented extractor there, ok its "hidden" behind a extractor door but its def there and its def ducted to the outside world

    Also they said

    "There is no extractor fan in either the ground floor wc or main bathroom. We recommend fitting an appropriate extraction system to prevent condensation forming"

    This is half right as there is no extractor in the downstairs wc, which i would argue it doesn't need anyway as its only got a loo and a hand basin in there, however the main bathroom certainly has got a ducted out extractor in there.
