Insurance won't be any use to you if you get cancer though?
Or can't sell the house-on in future...

There are so many cases up and down the country relating to old gasworks / and cancer, its frightening. We turned down a property (over 10 years ago) after we received the environmental report (which is an added expense, that some people don't bother with). You'd never know anything was there before.

Not worth the risk imho. (other examples like a cigarette factory etc are NOTHING compared to an old gasworks - trust me. The soil samples might be off the scale for all you know - Horrible, horrible carcinogenic chemicals used in gasworks:

sorry - not worth your health I'm afraid.

Add the fact that some potential buyers of this house in the future will be intending to have the garden as an organic one - and maybe even growing food there - and they wouldn't be able to buy a house with any risk of disrupting their intended lifestyle.

Right at this moment I've had to deal with the worry that an adjacent land-owner would spray weedkiller around near my organic food-growing. Successfully resolved (whew smilie) - but nearly went into meltdown that that land-owner might have meant I'd spent thousands of £s on a house that someone like me couldn't live in...

I was all set to continue with my organic foodgrowing anyway and then "head for" anyone who made me ill with their nearby chemicals and see if I could bring a compensation claim in the future if they did so....but, thankfully, it hasn't been necessary in the event. <whew smilie> again.

Some years ago. When we came to sell a house that we had bought from new. Searches revealed that the entire site back in the 1850's was that of a chemical works. In the end ourselves and the purchasers split the indemnity cost 50/50. This covered the demolition of the property, excavation and removal soil to the depth of 20 feet and the rebuilding of the property. At the time the local Council had some 10,000 sites awaiting investigation.
