    This is true down here aswell. Slap "retirement" into the descriptions and at least 100k is added to the price.

    It varies here some are a lot cheaper than non retirement properties but they are normally not in an area where I would want to move to and have very high service charges and other restrictions. might be OK for older pensioner but don't hold much attraction to this younger pensioner.

    I presume these figures are for Australia and you realise there is a vast difference in available land compared to the UK



    It cost me 6 figures to buy land to build one house two years ago, so I would find it hard to conceive the same options are available to build in the UK as it is in Australia



    It would probably cost you £75,000 just for the kit and not all the labour and services to build a house and connect to the grid.

    He'll, even the quote to install gas, went from £2k up to £10k as a result of a second house being built (needed a bigger pipe apparently)

    Nope, Meriton will build me a 4 bed house (not connected to services I admit) for $150,000 on a flat block.

    They're the M&S (from when I was a kid) of housing in Aus: mass market, reasonable quality.

    You can get a 3 bed, 2 reception room steel framed, kit home in Aus for $50,000:

    $58k if you want a single garage too.

    That includes the cladding, kitchen, bathroom, plumbing, tiling, electrics and will be provided to local council specification (different councils have different rules about things like bush fires).

    I can see how these sort of things would provide a solution. But I don't think we really need a solution to what houses are constructed from. We need a solution on just getting the damn things built.

    They just seem unable to build these houses; for a myriad of reasons most likely.

    I am in favour of finding a mix of solutions, some long term, some short term. We need living units, not houses.

    There isn't the same housing problem up here. I expect Greater Manchester to extend into the Peak once the new relief road is built, and West Yorkshire already has plans for 70K - 100K houses in the pipeline.

    It's just those Londoners letting the side down ;)

    Yes, kit price, not kit and build price.
    Also not land price either (which you need to factor in UK land prices if considering building here)

    When I built 2 years ago, the land was 6 figures (UK pounds), as was the kit with build. Additionally services were added to the costs.

    All in, Land, kit, build, services etc, it cost me £350k ish to build a 5 bed detached home

    I could have built a 4 bed saving about £30k

    Remember that this is Australia market

    Yes. You need to have a piece of flat land and planning permission in place. Meriton will then put a ~2,500ft^2, 4 bed, double garage, 2 reception room house on that land for you, all ready for you to put your furniture in. Couple of bathrooms in place, kitchen all fitted out (including cooker etc).

    You will need to pay extra to connect to services

    Are you sure you should be on MSE? ;)

    Mind, no room to talk here.

    You should try ordering a house pack in Western Canada, then finding the foundations to be made of sand. By the time everything is put right the notional budget was just a memory!

    Yeah, you can get a fitted kitchen from Ikea.
    If you think of it as 'us' verses 'them', then it's probably your side that are the villains.

    Why not? the £350k cost price was a significant saving against purchasing a similar already built home, plus I got to spec the home as I preferred.

    Alternatively, you could portray it that I got an additional 100 square meters for the same price.

    I'd recommend everyone to save money by building their own home.

    I'm sure there are many options, but sometimes you get what you pay for.
    Certainly through planning can ensure that there are minimal amendments.

    The only thing that increased my initial planned costs was an increase in foundation costs due to hitting rock.
    I had contingency cover for this, but had hoped that it wasn't needed to no avail.
