we have just got on the housing ladder and are due to complete next Wednesday.
We haven't handed our 1 month notice In yet as didn't want anything to go wrong and potentially end up homeless.
how does it work regarding notice?
our plan was to give asap as completion is just around the corner.
but we wont actually be living in the flat, will the landlord be ok with this? regarding insurance etc?

* Ending/renewing an AST: what happens when a fixed term ends? How can a LL or tenant end a tenancy? What is a periodic tenancy?0 -

It gives you the chance to move out at your leisure and also to make sure the rental property is in a fit condition, thus protecting your deposit from depredation by the landlord.
You could use the period to do the small jobs your new house will need before moving into it.0 -
We are in the same boat, expecting keys to our new home next Thursday and a move in day set for the Saturday.
We have not given notice yet either but know we will have to pay for the 6 extra weeks.
I was planning keeping the keys for just 1 week after we move in, so I can do any cleaning etc and then just hand the keys back then, even though I will still be paying the next 5 wks. And I would just cancel my home insurance the day I hand the keys back.
That is what would work with me....0 -
we are not on a "fixed term" just month by month.
we moved in on the 7th does that mean I need to give 1months notice from the 7th?0 -
Assuming you are in England or Wales, and assuming you pay your rent monthly, then yes your rental periods run from 7th to the 6th and your notice will have to align with this.0

You've known since exchange what your completion date would be, so why didn't you give notice then?
Completion dates are legally binding, they only change if something very serious goes wrong. No free lunch, and no free laptop

because we only exchanged today? put the date forward yesterday and they came back today to say we have exchanged.
we moved in here on the 2nd so am I right I thinking I may aswell wait until after we complete? aslong as we give it by the end of the month to be out by 2nd august?0 -

You might as well give the notice now. If you are willing to surrender keys earlier than 2nd Aug, and the LL is able to find someone to replace you, he might be nice enough to not make you pay the rent up to the end date. He might not. But you wouldn't be any worse off handing it in now as opposed to waiting.
Also it sounds like you hope to move out next week but you will probably find there is a clause in your tenancy agreement about informing or getting permission the landlord if you are going to leave the property empty for more than 2 weeks, so probably best to now have a sensible conversation about how to move forward.0 -

What date did your tenancy start?
(not when did you move in which may/may not be the same).
If the 7th, then give notice on/before the 6th to end it on the 6th.
If the 2nd, then give notice on/before the 1st to end it on the 1st.
Or, of course, discuss an alternate date with your landlord.0 -
