Advice on dodgy EA

Hey all, Sorry for long winded story......

Im a first time buyer currently renting, a 1 bed masionette came up 4sale asking price of £67,000. I booked a viewing 11am and after numerous phone calls - the EA turned up 1 hour late to show me round!!! It needed a bit of work but no problem, the guy showing me round said i was 1st viewer and no offers bn made yet.didnt want to lose out so offered asking price. I was barraged with very rude EA dissmissing my offer and was told there was other offers when i had jus bn told by the viewer there had bn no offers or viewings!!!!! i gave him my mortgage advisors name and number and sols details to proove i was serious. He came back to me and said the owner wants quick sale and cash offers only!!! I said well wat if i increase my offer? he said prob no good - il find u another flat! I left it a day and rang back to find out - he then told me its a bad place to live the only reason up 4sale is because of bad neighbours at that point i put offer in writing and faxed it to him - i increased to £69,000!

After sum very rude and harsh statements such as i wont complete and ur wasting my time it was excepted. It surveyed and valued up (one sold for 80k in better cond).

This is were things sound worse, i was up to date with my sols and had signed everything paid for searches etc! - 2/3 weeks later a knock on the door! it was the seller who had my address from sols! He said "the EA is pushing 4 completion and told me ur delaying things" What!! I then asked about other offers and neighbours! : He had received an offer of 55k on first day from abuilder and 2 other offers around 65k mark!! 2k shorter than my original offer - which was refused! i also asks was he looking for quick sale he said NO! No rush at all really it was my uncles flat who is now in a home!!! No problems with neighbours! He also stated he thought the EA was trying to buy it himself or a friend of his!

Bottom line is im now payin another 2k simply becase the EA was in my opinion being dodgy! Im really uncomfortable with this now when the owner told me he was happy with a first time buyer at asking price!

Im hinking of pulling out and mabe ringing NAEA?? Any thoughts please?

    drop your offer and tell the ea they can take it or spend another month + waiting on the next buyer.

    the ea is just after a quick sale for the commission, dont be bullied, you wouldnt up your offer if a used car salesman tried to pressure you.

    the ea is legally bound to submit your offer, in circumstances like that it is best to TELL them to submit the offer and imply you may use the land registry to check if they have.

    Im afraid EA"s are a law unto themselves......i can honestly say ive never met a bigger bunch of liers and cheats.
  • The EA sounds horrific and you're right to be mad. But...

    By pulling out the only person who loses is you. The EA will likely sell it to someone else and if prices have gone up in your area in the last few months then the vendor may get the same/more for it 2nd time around.

    The property was valued at what you are paying and if similar are selling for more in good condition then you have the potential to make abit of ££. You must feel it was worth £69k to have offered that. OK you have paid £2k more than you wanted but if you pull out what money will you lose in paid survey fees, mortgage arrangement fees, solicitors etc that you will have to fork out for again?

    I would just advise a bit of caution and don't let your (justifiable) feelings towards the EA lose you a good deal and a property you want.

    If you continue with the sale it may be a good idea to try and get the vendor's telephone number so you can communicate directly with each other and stop the EA stirring it.

    EA's only care about their commission and selling a house at 69k = not a lot of commission, greedy beggers. The sooner the big supermarket chains and diy selling takes off the better..
