How long did it take for you to sell?

Just wondering really...

We have had our home on the market since Christmas. It is next door to a working mens club and we have lived here for 7 years. Estate agent advised there is nothing more we can do to the property to boost value as it has new bathroom, kitchen. Artex has all been plastered over and it has been done up to a modern standard.

It is up for 99,950 and the house next door has recently been put on the market for 125,000. We have had a few viewings and one pulled out today after realising it was so close to the club.

I am not happy with the photos online...they are very dark and do not show 3rd bedroom or garden. I have asked today whether I can take my own photos and they have confirmed that this is okay to do...will be doing this on the weekend.

I just feel incredibly low and feel like we will be here forever..We are also due our second child in October and feel like we are in limbo as I do not want to decorate a nursery when we are hoping we wont be here for much longer.

Is there anything else we can do? Are the "webuyanyhome" companies any good?

    The "quick house buying" companies' will work roughly like this...

    - They will judge that your house would sell quickly at, say, £85,000.

    - So they will offer you £70,000 so that they can make a quick £15.000

    (Needless to say, you could just reduce the house to £85,000 yourself to get the quick sale.)

    As you can probably appreciate, quick house buying companies aim to make a profit, and that's how they do it.

    Definitely steer well clear of the *we buy any property* companies as they will offer you a fraction of your house's value, then beat you down at the eleventh hour as they know you are desperate to sell.

    If your pics are dark/bad, the EA should be redoing them, but better you do them yourself I guess than the EA do it badly a second time!

    You could post a link here for people to offer advice ;)

    Our last house - on the face of it a very attractive, restored period property - was unfortunately on a busy rural A road and we were advised that due to this it could take a year to sell. By pricing realistically we received three offers - one at asking price which we accepted - within five weeks, so priced right everything will sell :D

    The market decides how long you take to sell.

    When we last sold, in 2008, the market was in meltdown. Thanks to a bad combination of buyers and circumstances, we lost 3 sales in succession, selling to a fourth set of purchasers after about 15 months.

    The market is very different now, but people are the same, so what I learned then is still true. After you've tweaked your house and advertised effectively, there are only three other things that matter: price, price and price.

    "We buy any home" companies know this. That's why, no matter what their advertising says, they'll never give you better than 15% less than you could sell it for yourself....and I do mean sell.

    Don't get depressed. You bought your house, so others will buy it too, but you may have to meet them half way. :)

    Selling can either be a depressing or exhilarating process so just stick with it.

    You must have liked this house so someone else will at the right price. If you go for one of the quick sale outfits they will certainly give you a very low offer so maybe you could drop your price a bit.

    Maybe you can think outside the box a bit.

    Have you talked to the WMC to see if they will buy it as a staff/managers house.

    Have you considered what improvements/changes you can make to lessen its impact.

    Have you looked at new build house part exchanges.

    Could you let it out and rent somewhere else

    Have you talked with local housing associations to see if they will buy at a reasonable price.


    Try to think of a way of making the house attractive, maybe post a notice in the working men's club, a regular might love it!!!!!

    My flat, like your house, had one downside that made it a bit less desirable than other similar ones nearby (which is how it was cheap enough for me to buy it in the first place, so can't really complain!). I was guided by the agent on the price, and accepted a reasonable offer a couple of grand below the asking price within a week. What are your agents saying? How many have you spoken to about your house?

    How well 'shielded' from the club is your house?

    Depending on where you live, it seems to be a bit of a sellers market at the moment, so you may start to find that you get buyers who've lost out elsewhere or who are seeing prices rocket out of their affordability who are willing to compromise and take yours because its more of a safe bet.

    Don't lose hope, and don't even consider selling your home to one of those evil companies!

    Got to say this, we bought on a new development in 2012 whose main entrance is opposite a social club. We visited other developments around the region by same developer and every single one I swear was built the same. If it doesn't hurt a developer to do it I don't think it's going to hurt one individual sale of one house when it's obviously sold before. Did the presence of the club bother you in buying?

    FWIW if a local property is on at so much more than yours and they are ostensibly the same I would be put off yours was too cheap and needed something major (and I don't mean cosmetics).

    Perhaps you could post a right move link and get feedback re the photos? Xxx

    You say you are not happy with the estate agent photos? Did you not say to them at the time before marketing?

    Our house went up for sale August 2014, we did have a few offers and our first offer fell through - buyers mortgage rejected. So we put our house back up for sale just before Christmas. The market was dead right up to March, but picked up Easter onwards.

    What we done.....we dropped the price by just a couple thousand, that will alert folk who have signed up for property alerts on rightmove. We had 2 offers within 24 hours. That was mid-April. Our buyers moved in 10 days ago!

    If I were you I would drop the price if you really want to sell.

    It took us a month. I took my own photos and emailed them to the estate agent as I wasn't happy with their photos, which were taken in a rush. Once the new photos were up, we had far more viewings. We sold on the 6th viewing. What sort of feedback have you had?
