Combi boiler - hot water only when multiple taps on

I have a baxi combi boiler, the central heating works fine, but I only get hot water if turn on the heating, the shower and another tap, only then will the little light on the boiler change to show hot water getting to taps

I have no skills in this area, so my question really is, if this could be something very simple that I could do, or if I should inform my landlord so he can send someone round (I'd rather not bother him)

Any info about the boiler itself and I'll try to answer

    Could be a couple of things I've seen from experience - either a broken venturi or a broken diverter valve diagphram (usually manifests as a tiny leak underneath the valve). Both are straightforward inexpensive fixes, but then again the cause could be neither of the things I mentioned. Why not just get the landlord to arrange a fix by a plumber?

    It depends which Baxi if its a old one then its a diaphragm if its newer its a moter and the a diverter .
    but its a rental thats why you pay rent ask him to get a qualified plumber it could also be the flow switch both are gas safe jobs . so ring landlord this is not a job for you .

    When you turn on the hot water tap do you turn it full on or slowly? Our combi works for hot water when a slow flow is initially allowed and only after a minute or so hot water comes out and then we can turn full on.

    I have tried turning the taps on at all different speeds with no difference

    I have noticed a very slow leak on one of the valves so could be the broken diverter valve diaphragm mentioned

    Anyway it is definitely a job for the landlord, I didn't want to bother him if it was something I could do but sounds like I shouldn't touch it
