Rear extension & garage conversion quote

Hello,
We are looking to convert our existing side garage into a room, and extend the back of our house (1 metre additional onto existing kitchen extension + 4 metres onto lounge, to bring outer wall in line with kitchen)
We've been given a quote by a builder we like, but, having never undertaken any building projects before, want to check the quote is reasonable.
We will get some other quotes to compare, but first need to get plans drawn up (cost of £1000), so need to check the ballpark costs.
Quote as follows:
Take down and remove from site existing kitchen and utility room.
Build new kitchen /utility room approx 8mx4m install patio doors windows and velux roof windows as required.
Carry out internal alterations as required
Extend heating and water supply to new kitchen /utility room area
Extend electrics as required
Extend external soil pipe and drainage as required
Take down and remove existing dining room doorway and install new steel as required
Excavate to a depth of 750mm for new foundations
Removed existing garage roof and cart away
Convert existing garage room to new lounge, form new cloak room as required install new wc/hand basin completely re-roof existing garage area with new timbers and new roof tiles to match new kitchen roof.
Remove existing electric consumer unit and replace with new
Remove existing gas boiler and replace with new condensing boiler
Install new insulation as required to new roof area and to new walls
Cut out and install new door and frame from hallway to new lounge
Remove all debris and leave site clean and tidy
All work to be carried out in accordance with local building control and structural engineer’s calcs
Items not included:
Any wall/floor tiling
Decorating
Kitchen units
These can be quoted for separately if required
For a cost of £ 42,750,00p

What is the dimension of the new extension? Is it 8m by 4m?
As a rough guide, for £1200 per sq meter (inc vat) you should get a single storey extension built, with all then trimmings excluding furniture. So including windows and doors.
So if you are getting 32 sq mt, built that alone would cost at least £30k+.
So £42k for this an all the other stuff sounds reasonable.
Spending £1000 on profession plans IMO is worth it and can be used to get competitive quotes from other builders.0 -
to me that's a bit too vague.
"Extend electrics as required"
Is that what he thinks is required or what you think is required? one socket? 30 sockets?
"Remove existing gas boiler and replace with new condensing boiler"
Brand? size?
If I was you, I would get the plans drawn up now, and get quotes based on a final spec.
That could be a good quote if it includes all the bells and whistles.0
