Re-wiring Q + Extension Q

Hi - we have been to see a house today that has not been re-wired for a long long time -still has old switches.
How much roughly would a re-wire on a 3 bed semi cost and would it affect the mortgage ?
It also needs a new bathroom / kitchen - how much do you knock off the asking price for these ? It is seriously overpriced and i did say to the EA "well it needs a new bath / kitchen" and he said "well yes but if it had those it would have been valued a lot higher" - how i did not laugh in his face i do not know:rotfl:
*if* the house had brand spanking new K and B it would still be overpriced - these EA seem to be totally ignorant to the Land Registry :rotfl:
Also one reason we like it is it has an attached garage which would be very easy to build upwards on - any rough idea of cost for that ? I know the costs vary vastly but a rough figure would be good ?

3 bed semi rewire £1900 - £2600. Depends on things like access (no carpets and nobody staying when work is being done drops the price)
Extension-
Around £900 per square meter. Check if the existing foundations will take the additional load before you go to the expense of an architect.
Forgot to add:
As far as affecting the mortgage (or insurance) this is possible but unlikely.
I have been in houses where an electrical fire was excluded from the insurance as the wiring was so poor. This was rectified when it was rewired.baldly going on...0 -
We use to manage a rewire for about £1400 (unplastered). Owner would have to either plaster themselves, or get someone in.
Though it was cheap newey & eyre sockets, miss matching coloured switches, prices on everything, alot of driving to CEF, Newey & Eyre etc to collect all the different items, to fit them side to side for one item to be ivory, and one to be old MK white.
Consumer units (fuse boards) were as less ways as possible, and usually MEM or lower quality.
Never seen the boss on site, usually us lot that provided the paperwork & results for the NICEIC certificates.
