EPC if selling to family member

We are selling a house to extended family member.
House was never put up for sale either with agent nor by ourselves.
Zoopla says we do not need an EPC but can find nothing to back this up. Buyers not worried so can we get away without one as want to complete on 19th?

    We sold our house to our daughter at the end of 2013/beginning of 2014, and yes we needed one. Can't remember whether the solicitor or the mortgage company said we needed one. I got it done through a company I found on-line, cost about £40? It didn't take long, a lady came round, took some photos and e mailed the certificate a few days later. Hope this helps.
    However, if you have bought this house in the last few years, it will have an EPC and they last 10 years, if I remember correctly. If so, the estate agent that sold it to you may still have the details on file.

    Legally you need one.

    Who's gonna know..... ssshhhh!

    I suppose mortgage lender might ask, but if so, it only takes 24 hours to get one.

    Epc last 10 years I think? So if you bought recently you have a valid one.

    No house been in family for 40 years but dad did have loft insulation done a couple of years ago would there have been an epc before this was done?
    I think best bet is to phone an arrange one tomorrow. It was the zoopla comment that got me thinking we might not need one.

    You can get one for £39. Might just be simpler to get one and sleep easier.
  • My understanding is that you will need one. They are available from £40 ish so worth it really.
