Want to rent out my property and rent elsewhere but my deposit is too low for BTLmort

Hi,


I'm currently living in a 1 bedroom flat by my self, my partner rents a house with her friend. We're looking at renting somewhere out together, her friend is going to get someone else in their house. I want to rent my flat out and get a house with a partner so we can start our family together. The problem I have is my equity is only just over 10% and I cant get a buy to let mortgage. Other then cheating the system and renting to someone I know I can't think of any way I can achieve this? My mortgage is on a fix for another 2 years and I would have to pay a large fee if I was to sell the property.


Does anyone have any ideas?

    So you and parter plan to buy somewhere new together? Have you a deposit for this? How will you get a mortgage for this if you already have a residential mortgage on the flat?

    Other than either selling the flat, or switching to a BTL (for which you don't have a deposit....)?

    Have you asked your current lender if you can transfer the existing mortgage to a new one, with your partner's name added to it? Sell the flat (which you can't afford) and you're sorted.

    Totally agree.

    Use the rent saved by your g/f to pay down the mortgage. Then you'll have more equity.

    How long do you think it would take you to get the equity to an acceptable percentage? Could you ask for consent to let until then?

    As above, have you thought about requesting a "consent to let" until your LTV has decreased?
