building survey results in. next step? advice welcome

So building survey results are in. Main areas are outlines below
1 bedroom window - double glazing needing replacement
Chimney flashing needs redressing
Tiles missing or broken on front and back of property (not on the roof but on the walls)

So to put into context. Offer accepted was 250k, priced originally at 275k but they had already dropped to 265k before we viewed. House is a 3 bed ex council mid terrace in South east.

What should our next step be? Reduce offer? If so to what? Ask them to get the work done? Pros and cons to this option - we aren't diy savvy so wouldn't know where to start. Do nothing and accept some work needs doing at some point?

    Did you get a valuation as part of the survey?

    If the valuation was lower than £250k many people would say that's grounds for renegotiating on price.

    But if the valuation was £250k, I doubt many vendors would see a reason to budge.

    Valuation came in at 250k and the property is in "reasonable condition if you are will to accept the work and cost of repairs and improvements reported"

    There's no major work here to justify re-negotiation, especially as the valuation matches the agreed price.

    As you have noted yourself, these are maintenance issues, which older properties have, and their nature allows some leeway in addressing them.

    If it were me I would just go ahead with purchase and get work done after you move in. They are not major and that way you get to pick your tradesmen. Maybe ask the vendor if they would allow access so you can get quotes beforehand.

    You will need to get quotes. Will be best to get someone in to see what price you would be looking at.

    This is unlikely to cost the earth. A roofer with a ladder should be able to do this in a morning. Without knowing how much flashing and how easy the access is, I'd estimate no more than £200.
