Re-wiring Q + Extension Q

Hi - we have been to see a house today that has not been re-wired for a long long time -still has old switches.

How much roughly would a re-wire on a 3 bed semi cost and would it affect the mortgage ?

It also needs a new bathroom / kitchen - how much do you knock off the asking price for these ? It is seriously overpriced and i did say to the EA "well it needs a new bath / kitchen" and he said "well yes but if it had those it would have been valued a lot higher" - how i did not laugh in his face i do not know:rotfl:

*if* the house had brand spanking new K and B it would still be overpriced - these EA seem to be totally ignorant to the Land Registry :rotfl:


Also one reason we like it is it has an attached garage which would be very easy to build upwards on - any rough idea of cost for that ? I know the costs vary vastly but a rough figure would be good ?

    The bigger the bargain, the better I feel.

    I should mention that there's only one of me, don't confuse me with others of the same name.

    I'd budget £3-4000 for a rewire.

    You can't automatically build on top of a grage, you have to find out if it's foundations are string enough, otherwise you have to knock it down and start again. A rough price for new building work is £1000 per square metre; count both upstairs and down.

    WHat you offer is the price of the finished house, minus the cost of work, minus whatever it is you want for the fact you have to do it yourself.
