    Some do, some sell over the asking price, some vendors are eager to sell and move on, others happy to wait. Some even change their stance, being happy to try for a higher price, then change tack and accept a lower offer. Some...

    I haven't seen a single property sell over the asking price, in the price bracket I'm looking at, within 20 miles anyway (as that's London territory). They certainly do in the towns and cities though, particularly at the lower end, it's pretty crazy.

    However, at risk of repeating myself one too many times, I really don't think that is realistic with this property, it might sell at the asking price if someone eager comes along, but I'm prepared to chance it to get a lower offer accepted. But by the same token I really don't want to appear too eager, so don't know how long to wait to put in another increased offer. It's all a game of luck really isn't it? As AdrianC said, they might accept it now but I'm tempted to go with my gut instinct and wait.

    There isn't really much else to say on it, except that I'll update this thread if/when I hear anything. Thanks
