Unexpected Solicitors Charge

Nearing completion on a new build freehold house. Bellway.

Solicitor states "Clause 24 of the contract obligates you to register the rentcharge at Land Registry" If we are required to register the rentcharge on your behalf we will need to charge an additional fee of £500+VAT.

Is this a regular charge made by solicitors?...presume its quite complex/time consuming for them to charge £500?

Has anyone else had this charge put onto their final conveyancing costs?

    The charge has to be registered with the particulars at HM Land Registry. Quite likely that the money is HMLR's fee.

    Why don't you ask your solicitor?

    The fee for first time registration is £40.

    It just seems the solicitors charge of £500 seems a tad steep?...conveyancing costs for us (we have nothing to sell) was £1000-£1500 but this additional charge adds a massive third to the end bill.

    Just hadn't heard much from other people having to pay this hidden cost?

    I wonder if it can be a DIY thing or is the whole completion basis dependant on this?

    Seems very pricey. Is this an cheap online outfit? They love adding on extra fees to make up for the cheap original quote.

    Either way I would query this, if necessary via the escallation/complaints process.

    You might want to wait till you've Completed though.......

    Wait until completion before highlighting your issues. You won't want your conveyancer to be spiteful. :D
