Will indemnity insurance cover this? please help!!

Hi this is my first post so hope I'm doing this correctly!
we are on the process of selling a leasehold first floor flat with garage and buying another house. The buyers solicitors have had the lease etc for 6 weeks and have now come up with a couple of problems. Most see seem to be that they have not looked at the information provided correctly. The main problem is we were sold the flat 9 years ago and were told we had the two parking spaces in front of our garage, however this is apparently not mentioned in the lease. We have never had a problem with parking ever. I presume as it's infant of our garage we have a right of access and no one else can park there anyway!! Our solicitor is saying she is unsure if tis would be covered by indemnity insurance! Does anyone know if it would be? I'm at my wits end as our vendors have now said they want to exchange in 10 days. Am scared ww will loose our purchase house.

    How much would it affect the value of your house if the spaces don't belong to you?
    Will the buyers not be interested without the spaces?
    I'm not sure what an indemnity would cover?

    If your sol is unsure no-one here can give you a definitive answer.


    But your sol. should be able to find out!
