Thanks for your input all. Its was only an idea to possible allow me to stay in the house and pay off my husband. I kind of knew it was probably too small and wont waste time and money pursuing it. House next door sold after a week on market at a good price. Although mine needs a new kitchen and bathroom otherwise it is slightly better than next door so I might take a punt after my daughters wedding in August.0

Can you increase the size of the plot?
It may be worth talking to local estate agents, they will know builders and developers and give you an idea of whether it is big enough. At this stage ask them about whether they can introduce someone they know rather than putting it up for sale.0 -

Ah...think it must be a previous post of yours that I got that idea from re minimum length of back garden (when I saved it as part of my grounds for appeal should there be a planning application on a nearby bit of ground that is too small for it).0 -

In my hometown, there have been recent brownfield/infill developments of houses with minimal or no garden but with off-street parking and even 3 houses built without off-street parking
As an example these were built about 5 years or so ago.
