Buying land - can I make an offer ?

Hi, I am considering purchasing a plot of land which has full planning permission granted for a property to be built on it. The land has an asking price advertised with agents, and my question is - can I put an offer in for a lower amount (like you would when purchasing a house), or is the price for land normally non-negotiable ? Thanks

    There's a landowner round here with over 1000 acres. They don't ever negotiate on the price, it's fixed at £20,000 per acre, which is about twice the going rate. I tried to negotiate for ages but they were having none of it. As always, it depends on the seller.

    If I were you I'd try to locate the landowner and go direct, that way you will cut out the agents fees. Not always possible, though.

    Technically, as the op has seemingly become aware of the land for sale via the agent's advertising the seller would still be liable to pay the agent's fees.

    Not easily provable of course.
