New homes mortgage helpline

Hi all

Currently looking to purchase a new build via bell ways. They wouldn't let us reserve property until we had spoken to the new homes helpline to show we could afford the property. All the affordability checks came back ok.

Now have a choice to either carry process on via them or choose my own broker. Does anyone have any advice are they a good broker service to use particularly on help to buy? Or are they similar to estate agent brokers and should be avoided?

    They work or get paid commission by Bell Ways enough said !
    They know how much you earn, savings etc.
    Help to buy so 5% deposit

    Do you have a reason to doubt they might not be good?

    Odds are this broker will specialise in new build and must be at least half decent for Bellway to have them as their nominated broker. Plenty of decent brokers out there who get flummoxed by new build specific criteria, the Help to Buy scheme or rules on site incentives etc.

    Unless you have another broker in mind that you know or particularly trust my vote would be to stay with them.

    I'm currently using New Homes and just waiting for a mortgage offer with Halifax. We initially had a meeting with a broker for a few hours, he then put our application in with Halifax and we have been given a dedicated processor who has been in the ball calling us and updating us and Barratt Homes with everything.
    However, you do pay either a lifetime subscription fee of £400 to New Homes or a one off fee of about £250.

    There are two "New Homes" brokers with similar names.

    Make sure you are talking about the same one.

    New Homes Mortgage Services is based in Cannock, while New Homes Mortgage Helpline is part of Connells Estate Agents.

    I used NHMH. Can't say I had any complaints. Quick, easy to contact, good level of updates etc.

    I paid a one-off fee and then switched back to my usual IFA after the mortgage fix ended.
    PPI success. Banding success. Double Dip PCN cancelled! South facing solar (Midlands) and battery. Savings Session supporter (is it worth it now!?)

    Thanks for all the responses, I believe it must be the one linked to Connell looking at the small print on the leaflet.

    When did you pay the one off fee? Is it at the start of process or on completion of mortgage? Just trying to figure out what money I need when!
