Indeed. I am a fairly new landlord.
I've had 6 lots of tenants so far, and only the one was any problem.
(And even there it was only hassle and a little expense; I didn't lose out financially in any major way.)
I try to be a good landlord, and most people respond by being good tenants. It is a business relationship but an amicable one.0 -

Oh yeah, I even forgot the one flat I lived in, where my girlfriend at the time stayed over and answered the door to the rat inspector. A little surprised, she let them in. 'Don't worry, we have to come every few months' he reassuringly told her, after adding that the neighbours above had heard them on their ceiling, so they were in the gap between that and our floor.
Well, he did his duty and left. The next night we were kept awake all night (couldn't afford a bed, so it was a mattress on the floor!) by the thundering vibrations of the rats furiously rushing to find the tasty meat laced with poison the rat man had left, before taking it back to their nests.
Didn't renew that contract either...0 -

It appears that what you want, then, is reasons to persuade him to sell.
