The agent hasn't said much as communication has been over email.
My concern is if they're not willing to do something like this, which could have been fixed quicker than the time it took to report, then what else are they not bothering with? The garden could be a jungle!

When I rented I was always happy to do various maintenance jobs, like bleeding radiators, changing lightbulbs, unblocking drain etc, even down to unblocking external drains and buying covers for them. Tbh, I'd rather have done stuff like that myself than got the letting agent involved, and ultimately doing stuff like this was all for my own benefit.
The only stuff I wasn't happy to do was anything that might have 'damaged' the house - for example in one property the overflow for the loo was dripping. Ordinarily I'd happily fix that myself but in this case the cistern was boxed in and the screws and wood had been painted so much that to remove them would have caused a fair bit of chipped paint. I wasn't happy to risk that, so I called the agent to get it fixed.0 -
Just a thought, blued, but if there is continual build up of gas within the system that is probably an indication of corrosion ( which produces gasses) since there isn't really anywhere else it can come from.
Did you have the inhibitor level tested/ topped up when serviced?
(doesn't change the view that T can bleed their own rads)0 -
I'll need to check with the heating engineer. Would it always be the same radiator? Someone mentioned before the position of the radiator could be a factor, it is closest to the boiler, but I can't remember the specifics.
The position determines which radiator in the system tends to collect and gas. That is normal.
The worry is why there is frequently anything to collect in the first place.0 -
At first I laughed at the idea of calling someone to bleed a radiator, but then I remembered that when I tried to do so last week, I just couldn't turn the damn thing and had to get my son to do it. Maybe it's stuck and they aren't strong enough to do it.0

I don't think so .
This reminds me of my tenant she wanted me to get an electrician round because the light bulb was flickering .I told her to change the bulb .
I would have suggested she have a LBM . :idea:
Having said that, it may be their first going-it-alone home and therefore this may be a new thing for them in terms of the action required and what is okay to do in a rented property and thus being overly cautious/respectful.0 -
Is usually say matinance is down to the LL but !!!!!! bleeding a radiator isn't exactly rocket science.......,even I could do that. Your tenant sounds like a nightmare0
