Thanks for all the replies. I agree, it seems that investing in London real estate would be for appreciation's sake, rather than cash flow, which is not the game I want to play. My eyes have been on Canada for a while, and cap rates there are much more impressive.0

Have you had a look at the Falcons estate next to Clapham Junction? 2 beds 2 baths in the low rise blocks there going for 400 with monthly rent of 1750 to 1800 giving a 5.5% gross yield.
The whole area is being redeveloped so there is a very strong likelihood of big increases in both rent and asset prices there.0
