Good evening: Just curious..what purpose would that serve? The buyers, more likely than not, would view an almost new condensing boiler as an advantage i.e still under warranty, more energy efficient/save money on gas, not to mention the fact that lying on the relevant forms could constitute committing fraudPersonally, I'd tell 'em that I'd made a mistake, the boiler is i fact 5 years old and thus doesn't need a certificate.

I'd tell them that the house is for sale at the agreed price as it is.
Of course this depends on how much you want to sell the house and how happy you are with the price.Happy chappy0 -
Not an unreasonable request from the buyer. Why not get a replacement certificate and simply tell the buyer it will arrive in 10 days?? Have you exchanged yet??
Next time try not to lose valuable pieces of paper! What if the boiler blows up and you need to prove to your insurer it had been installed correctly??0 -
Actually it turned out we hadn't lost it (we try not to lose 'valuable pieces of paper', as I'm sure most people do, but when you've done tons of work to the house and are an FTB it can be hard to keep track) - the CORGI installer hadn't registered it, but now has and has written to the solicitor with the certificate number.
I never said I thought it was unreasonable for the buyer to ask, I actually put together a lot of documents for the buyer, but I posted because I was bewildered by the amount of documentation and what it was for. It is easy to get compliance certs, guarantees and benchmark (yes, we had the last 2) mixed up. I totally see the point of this documentation but it is easy to feel like there's no one place to go to find out information on this, and selling/buying is a lot of work at the best of times, without everything being delayed at the last minute (not good for the buyer either).0 -
Thanks, Canucklehead. Obviously I haven't bought a house since 2005 so I wasn't aware of that. Nor have I bought a new boiler!0
