Am I being too cynical?

Hi,

I have some land next to my house and an architect is coming for a free visit to see if its possible for me to build on it.

Am I being very cynical to think that an architect will always be very optimistic about planning permission as he will get money (thousands) for initial drawings, submissions etc no matter what the planning outcome or is that being very cynical?

I'm just worried about wasting a load of initial money for something that is likely to be rejected despite what the architect thinks.

Thanks for any info and hopefully I'm being too cynical

    I would think you ought to have a planning consultant rather than an architect?

    Oh really, maybe. I guess I was thinking the first free consultation from an architect could highlight any issues thus saving me money on planning consultant but then the vested interest does come into play I spoke about too.

    I would look at the past 2 years planning decisions in the area with similar circumstances way way way before asking an architect to do work.

    To a certain extent. But outline planning permission is not very expensive and neither are the quality of plans needed to pursue it (indeed many are done by planning consultants, architectural technicians or even builders).


    So I wouldn't be all that cynical. It's just as possible the architect is pitching for the full designs, or sourcing building land for developer clients.

    Before making a full-blown planning application, you should ask your local planning department for an informal opinion.

    Depending on your council, you might be able to have an informal 'chat' at the council offices for free.

    Other councils will ask you to write an informal letter, and may make a smallish charge for replying.

    Either way, draw a few sketches, and take a few photos to show the planners - along with your letter.
