    msmickawber has the right approach imho, LLs and tenants should see each other as establishing a relationship that has mutual benefits. Play fair with each other.
    I do think that letting agents are taking fees to extremes thesedays, but it's a choice for people to make. You've more comeback with problems from an agent than a bad landlord who does it themself, but a good landlord who does it themself may well be cheaper and better.

    I'm not sure what your worry is about proof of payment, cheque or transfer is good proof; for cash you should be getting receipt.

    For the inventory, make sure it covers any damage at all, and records the state of things like the carpets, noting any stains etc this will cover you for when you leave. Don't sign it if you're not happy with it.

    If you are not working you might be asked for a full 6 months' rent up front + the deposit/bond.

    If you are on housing benefit, the landlord might not be prepared to rent to you.
