Personally, if it was me I would open every cupboard, look up in the roof, lay on the floor, sit in the bath, open the windows and turn on the taps. I would go with the EA not the seller.
When I sold my house it was a wreck, 3 out of the 5 windows didn't shut as the handles had fallen off and we glued them on so you couldn't tell. We painted a wall every week because there was a damp problem and the place was full of black mold. there was a roof lintal above the bedroom window that was rotten which we painted white. On the surface though it looked pretty good as we did everything in our power to hide faults.
It's like buying a car. You'd look under the bonnet not just at the shiny paintwork, and if you can rule out a house on the first visit it saves your time and the time of the sellers.0 -

The problem is 95% of people dont know what is underneath a bonnet of a car. So get a mechanic to look at it.
They should do the same with a house and instruct a surveyor0 -
Our sellers didn't tell us that the upstairs shower leaked into the ceiling in the kitchen downstairs (Discovered this after having the kitchen ceiling replastered, THEN checking the shower. Oops)
So, yes, you'll need to check all that stuff; but i'd do it at a second viewing.
Also - don't be too keen; it's a game of poker after all.0 -

I picked the buyer that seemed most "keen".

Why? chances are there are a dozen photos of your house on Rightmove already. A few more photos of inside the roof, up the chimney, along the walls to see if they bow isn't going to be a problem. However, if it is then I would want to know why and what is being hidden.
