Hi All,
This is my first post so i hope i am doing it all in the right place and stuff.
I put my house up for sale in mid june and luckilly for me sold it just over a week later.
What i want to know is if i can complain about my estate agents and the surveyor from the purchasers bank.
I had a phone call yesterday morning to say that my buyers had decided not to proceed (the worst thing there being that we were due to complete in the next week!)
I will try to keep this short but its a long story!
i want to complain about the surveyor if possible for these reasons
i am annoyed with my estate agents because, when i put in an offer my the house i want to buy and it was accepted i was telephoned by the vendors estate agents and badgered to get the survey done and for them to see my mortgage offers.
After almost four weeks my estate agents had not asked our buyers to have the survey done or asked for mortgage offers, so now the property i am desperate to buy is slipping through my fingers and i dont think its my fault, but the buyers surveyor and my estate agents

i want to complain about the surveyor if possible for these reasons
- he came in and walked half way upstairs then turned around and came back into the dining room and wrote on his report that there was no loft access -there is loft access
- he said on his report that a full rewire was needed - i got an electrician in and he said that i didnt and gave me a certificate to prove it, the electrician asked did he check the consumer unit and i replied no he didnt even go into the room where it is, to which the elec said well he couldnt have known if you did or didnt then.

Assuming that you mean that part of the mortgage funds are being retained because of the property needing a re-wire, if your buyers can show convincingly that the property doesn't need it then the mortgage company will not retain the amount. I had a vendor give me a certificate showing that the electrics were safe for a house - my electrician laughed. Some of the work was definately of the DIY variety.
Whether or not you have loft access isn't really a major issue.
Your buyers have had a survey carried out, evidently. Your EA will normally check the mortgage situation because they like to sell mortage products. I think you're looking for someone to blame when you actually need to start thinking about how you get your house sold. If the surveyor has simply downvalued the property, then you won't have much option other than to drop the price or find yourself a new buyer.
The results of the survey are the major issue, I can't really offer much more useful advice without a bit more information. Have you seen a copy of the report? If you haven't then I would try asking for a copy, to see if there is anything you can do.Everything that is supposed to be in heaven is already here on earth.

Thank you for your advice, i know it seems like i am looking for someone to balme but i dont feel as if i have been treated fairly. I have had an independant electrician come in and pass us and give us a certificate, so the house does not need a rewire, so doesnt that mean that its unfair for the surveyor to say i need one?
Also when i put an offer in for the house that i am purchasing i was chased by the estate agents for mortgage offers and to get a survey completed, this was about four weeks after an offer had been accepted by me for my house. When i rang my estate agent four weeks later they said they hadnt heard off the buyer I asked had they tried to get in touch and she said oh we sent her a text!
I just feel that if the survey was carried out straight away all of these problems would have been avoided.
