Hi,
I have just receive a letter from my letting agency that I need to sign and send "Section A Prescribed Information for AST" because of a Legislation from 26/03/2015 regarding tenancy deposit scheme.
The letter says
"the deposit held by this company on your behalf has now been lodged with in a Government approved scheme and a copy of the relevant deposit certificate is enclosed together with prescribed information and an advisory leaflet about the Tenancy Deposit Scheme"
My question is why do I (as tenant) need to sign this document? Is there a drawback for me in future?
Thanks

Rule 1: you never have to sign something which you havent asked for...
When did you pay your deposit? - suspect they might've gone over the 30 days. (though it could be an agent that actually does proactive things like getting documents signed to confirm recepit)0 -

Thanks The tenancy is over 5 years old and its monthly tenancy (on going basis with one month notice etc). So I have paid the deposit 5 years back and into TDS.0 -

Well if it was protected then god knows why.
Legislation comes in numbered sections not letters, so it would be section 1, not section A. So that's just rubbish.
I'd just ignore it. Or ask them what they want it for if they ring you to chase it up
The only legislation i found in 2015 for letting agents is: http://www.legislation.gov.uk/ukpga/2015/15/part/3/chapter/30 -
well this explains a bit https://www.rla.org.uk/landlord/tenancy_deposits/tds-Documentation.shtml
But I cant see why now!!?0 -
Simply do not reply, do not respond:
However, recognise that a landlord can evict a tenant for no reason at all.....
Silly s*ds: If you had had a letter politely asking you to sign, enclosing a SAE you probably might have: But telling you you HAVE to...
Sigh!0 -

Are ou saying you never received this with-in 30 days.
IE these documents are 5 years late? and the agents have now confirmed this, by making up a 'law', to try cover themselves?
oh someone's in trouble...0 -
The only relevant 2015 leglislation I know of is the Deregulation Act 2015
However there is no requirement within it for a tenant to sign anything. It concerns actions by the landlord or his agent.
Since the LL/agent appears to be registering the deposit you paid 5 years ago late ("the deposit .....has now been lodged with in a Government approved scheme") you could sue for the penalty, either now or in the future.
