Negotiating with new build developer

Hello,
We are looking to buy a property via the help to buy scheme. The price is over 500k and the stamp duty is around 16k.
What do people usually ask for with a new build?
They have suggested they could carpet, turf and maybe help with stamp duty, but I would like some ideas of what to ask for?

How long is a pice of string? My questions to possibly help you out are:
What part of the country are you in?
How early in the development is the house?
How quickly are they selling?
How much are you willing to pay for the house?
Extras on a house I'm assuming is 4+ bedrooms could be £8 - £20k0 -
I am sure that there is a deal to be done, but how much of a deal will depend on how well they are selling.0
