Landlord being unreasonable with deposit - dont think its even protected

    Dear X

    Thanks you for returning my deposit. I notice it was not protected, and therefore give you the opportunity to pay me £Y00 as an out of court settlement. If i dont hear from you in 48 hours i'll begin legal proceedings

    Glad you've got your deposit back. It's up to you whether you see this as being the end of it.

    As guest says you still have the option of going after the 1-3 times deposit for non registration of your deposit. I would also have no scruples letting HMRC know of his income which is probably undeclared and also let the local authority know so they can decide whether this should be a HMO with the requirements that go along with this.

    Dodgy landlords like this deserve all they get imo.

    He returned my deposit before i had the chance,

    His last email to me before this was him saying he would send over the deposit dispute details, and he upped what he was asking for from £300 back up to £464. He was trying to scare me. I didnt bite, he didnt send anything (as it was never protected) a few days later he returned my deposit in full.

    I am tempted to send an email back in response, as i dont like the way he's made it out as though he is some great guy for just writing off what he thought i owed him. He even had the cheek to say that he hopes in reflection i can bring myself to return some of the money to him... He's unbelievable.

    5 of the 7 tenants of that flat all moved out within weeks of each other, ive told them all that he didnt protect my deposit, and if he tries the same with them, they can challenge him over it.

    I agree, he does deserve it. I dont know if i want to go through all the court drama though. I should probably report him to the local council though.

    I guess im just relieved i never have to deal with him again, ive never met anyone like him in my life.

    its not that dramatic really. more so than small claims. but still quite relaxed, its not 2 qc's arguing over millions of pounds
