Standard missive conditions now say that alterations over 20 years ago aren't a concern. So do you have any idea how old the dormer windows are?
Woodworm depends what the surveyor said - did they recommend additional investigation? If there's no sign of active infestation then I don't see why it should be a concern. Guarantees are nice to hand over if they exist, but if they don't exist then obviously they can't be handed over.0 -
I have no idea when the dormer extensions were carried out. There's a reasonable chance it was over 20 years ago. The council has no building warrants for the work so I'm not sure if I should ask for a Letter of Comfort or not. My solicitor has gone back to the seller's solicitor to ask the seller to warrant that the dormer extensions are over 15 years old. I suppose the seller could fib and say yes.
As for the woodworm, the home report says, "Timber treatment guarantees - there is evidence of woodworm infestations to roofing timbers. It should be confirmed there are timber treatment guarantees available by a specialist firm. If no such guarantees are available further advice should be sought prior to contract."0
