Hi,
I'm letting my property, 4-bed house, to students first time.
Do you have a checklist of things I should include in the insurance cover such as rent cover, contents cover etc?

Is this a HMO
Do you need a Licence from the local council?
Is it 3 storey ?

Find several LL policies online and download the 'Key Benefits' to compare & get an idea what they cover.
Then do the same for several policy documents for full cover details and exclusions.
Rent guarantee cover is seperate from LL Buildings and Contents insurance. There are several companies offering rent cover schemes, sometimes as an add-on to buildings cover, but as always read the mall print. Often the first month (or 2) of arrears is excluded; often there is a maximum payout (of 6 months rent?), and usually there are conditions about the type of tenant and/or the type of vetting used.0 -
Students! HMO ! 4 Tenants!
You may need to shop round as many " High Street" insurance companies will not touch students/HMO/4 tenants.
For Landlord Buildings and contents Insurance you could try Endsleigh, towergate, etc0
