letting agents/Landlords making inaccurate claims once tenancy is over- HELP

Hello everyone,

Please help. After completing tenancy for 17 months in south England, we have vacated the property. The deposit is in DPS. The LL has taken photographs at the beginning and at the end. He sent me a three page list of issues. I asked him to clarify which were the issues for me. However, he replied that after inspection landlords expectation is that you should be responsible for the following works:

1. • Paying for reasonable cleaning costs to return the property back to the condition you received it in.

--- To us the property was cleaned better generally than it was given to us. This is even evident in photos.

2. • Paying for reasonable costs to reinstate the gardens back to the condition you received them in. The landlord paid for these to be tidied up just before your tenancy started so they are keen for them to be put back to a similar state.

-----we did mow the garden and grass was mowed appropriately. We lived 17 months so obviously the looks will change. But they were not untidy.

3. • Replacement of the carpet in bedroom as it has been stained and is covered in bleach marks.

---- There was heavy mould and fungus on the walls, we reported to the person two times who came for mid-term inspections. However, they did not do repair and this led to fungus and mould growing on the carpet. As a health worry we then had to clean it which led to the marks.

I am concerned that LL/LL is making claims just to get as much as money possible from us.

How to proceed?. Much appreciated. Thanks

    Claim your whole deposit back via dps and let them decide. No-one here can comment on the standard of your gardening.
    When the LL makes his claim, defend it with your own photographic evidence and your evidence of notifying the LA ref the carpet. Argue against full replacement cost under the principle of betterment.

    If you think that there is no truth in the landlord's claims then claim your full deposit back...now.

    I have made a claim on DPS website. Still no reponse from LL. however, letting agent is still writing emails to me to prove his version of claims. It don't agree to all his points apart from one. He still keep making the same arguments and to which I have already replied.

    What should I do now..... Thanks
