    Its clear you know a lot, and I thank you for your advice but given that one cannot become an expert overnight, I refuse to be bullied verbally or put off. I have read about a dozen books, signed up to forums / newsletters including ones covering legal aspects, and whilst you seem to slate letting agents I interviewed four based on recommendations and picked the one I felt was most professional.

    A lot of what you raised about the tenants I do expect the agent to do, I am in full time employment and so will not be able to devote the necessary amount of time to this as you are suggesting, clearly it is your occupation. That said since my agent is the one the previous landlord happened to use, she was fully aware of the good standing of those previous tenants - they were vetted, they certainly paid on time, and yes the inventory was photographed, and yes all the deposits are in a scheme. If I had any doubts as to the regularity of the tenants or thought otherwise in terms of their suitability I would not have been idiotic enough to go ahead with the purchase with them potentially staying on. Given I haven't legally bought the property yet, I suspect the agents were not obliged to give me sight of all the documentation though but I had no reason to suspect it wasn't all as it should be. I know the last landlord had given notice, that their agreement was due to go onto a rolling contract and that I would have issued a new contract at the first renewal point after completion - but as you say all irrelevant now. I do intend to do this properly as I am a decent, well educated and intelligent person, but at the same time I don't intend to micro-manage something I am paying an expert to do. In a similar manner I expect my solicitor, tax advisor and financial advisor to all play their roles - without me being a complete expert - I know enough to ask the right questions, prompt and oversee, and ensure I get the right services.

    OP, I have read through the thread and you have been given some beneficial advice. Don't think this is bullying at all. I think the writing format was also a great point as its easier to read and understand what is being communicated.

    Personally if I were to invest money in a Buy to let property, I would definitely want a choice in who I'm letting to. Wish you good luck in the purchase and letting. :)
