Misleading property dimensions.

    Thanks I've literally only just been asked to measure it.I do appreciate the advice people give here as it is free and I do try and contribute myself.

    All the rooms are either square or rectangle.I've measured from the window edge(i.e to the glass)to the start of the next room.

    I'm not sure exactly how I turn it into square feet but here goes anyway.

    Lounge=15ft.1 by 12ft.9
    Bathroom=6ft.8 by 4ft.5
    Hall=9ft.9 by 2ft 10
    Kitchen=9ft.3 by 5ft.6
    Bedroom= 11ft.2 by 8ft.9

    I realise that I may be a mm or two out and this does not include the outer wall which is 1.3 ft which extends halfway between the glass and the window ledge.

    I assume there are some internal walls eg between the lounge and bathroom or whatever? How thick are those, since you will not have included them in your measurements above.

    Plus of course there is the thickness of the external walls.

    So far as the law is concerned, I freely admit I don't know. However I do know that when calculating the size of a property for purposes of insurance (rebuild cost) you measure the external dimensions (ie include the thickness of both external and internal walls).

    The law states in paragraph 7 of..

    The outer walls are 1.3 ft and the internal walls are stud walls about 0.6 ft.

    To be honest I hope it is 400 sq feet but I was confused with next doors measurements when he showed me.

    Anyway does anyone have any bright ideas on how to convert the above to square feet?

    You multiply the numbers, eg;

    Kitchen=9ft.3 by 5ft.6 = 9.25ft x 5.5ft = 50.875 sq feet

    Do the same with the rest, then add up all the sq feet figures to get your total floor area.

    1) convert each measurement to decimals (I assume 15ft.1 = 15 feet and 1 inch? Or do you mean 15.1 feet?).
    2) multiply each of the two decimalised room measurements together to get square footage of each room.
    3) add together each result from 2) above

    Then deal with the walls.

    Alternatively, forget your seperate room measurements and remeasure from one side of the flat to the other side.

    That's so close to 400 square feet that if you just measure the soap dish as extra it'll match.
