OP, is there anyway you can convert into two flats and let, until the market improves? Failing that can you market with the potential to convert into flats. This may increase your changes to sell as it does look more suitable for flats.0

There was a property quite near us - very "quirky" It was being sold by a work colleague. It was overpriced, but got lots of interest to the extent that he spent most weekends showing people around. He insisted the interest meant it was correctly priced despite people showing him better, cheaper houses in the same area. It didn't sell.
It seemed that because his house was odd, and the details were poor (very expansive, but gave no idea of the flow of the house) he was getting a lot of "house tourists" - people that just like viewing unusual houses. He turned down an offer of £75k below list after 6 months then spent "some money" (He never told us how much) putting in a swanky new kitchen and bathroom because the person who made that offer said it needed it.
He eventually sold it after 18 months on the market for £100k less than he had originally listed it for (a 20% drop) To add insult to injury - the new owners ripped out the kitchen and redid it.
Sure, if you want to wait for the "right person" to come along with all the finance in place who loves the place maybe it will happen. But after 7 years and still no Prince Charming it is time to reset expectations.
SPCome on people, it's not difficult: lose means to be unable to find, loose means not being fixed in place. So if you have a hole in your pocket you might lose your loose change.0 -
Could you get permission to change it to two flats? Even if don't carry out the work it will let buyers know it is possible and will cost less than actually doing it.
Second the idea of looking to see if could rent it out as a holiday let.

A town house usually has a garage and at least one proper room on the ground floor. This property has nothing but a hallway (albeit large). It's an apartment, certainly not a house.0 -
