    See Shelter Scotland's website for Getting your Landlord to carry out repairs.

    Under certain circumstances it is possible to withhold rent until a repair is carried out but not in the circumstances you have described.

    No the guttering is the landlords issue, particularly because we live on the top floor of a tenement building. All repairs are to be done by the landlord. Why do you think we are considering moving?!

    I've been a tenant in a few places and its never even occurred to me that I might be expected to clean the gutters...I didn't even know that was a thing.

    Sounds like building matinance rather than "cleaning" to me though

    Seriously you cannot be living in a place with mushrooms growing, thats a very bad sign of damp and will be affecting your health.

    Dont do this... really quite bad advice which will land you in trouble.

    Exactly, repairing guttering is the landlord's responsibility. Cleaning is not repairing. It's possible that since you are in Scotland, there is a factor for the building who should be cleaning the guttering.

    Why do you think we are considering moving?!

    If you're not tied into a tenancy for any great length of time then move rather than slugging it out with your landlord who isn't very dynamic when it comes to repairs, especially since you think your health is being compromised by the mushrooms. Smoking is ok though. ;)

    Just because it has never occurred to you doesn't mean to say that it's not your responsibility. In the same way that it's your responsibility to clean the windows but repairs to the windows are the landlord's responsibility (unless you broke the window).

    I wouldn't consider cleaning the windows on an ongoing basis my "responsibility" either..... I would Leave them and everything clean at the end of the let, of course

    I never said that. I do find it slightly amusing though that someone who smokes inside around other people is concerned about some mushrooms affecting their health though.

    I never said anything about cleaning windows on an ongoing basis either, just that it was your responsibility which you acknowledge.

    £10 to Shelter Scotland that the OP's landlord is not registered with the local council.

    Edit: I've been a bit too generous with my use of "though." Oops :o
