Renting a URL

I own a particular .com url which I don't use for anything at present. I have been contacted by e-mail by someone who wishes to "rent" the URL from me on a 6 month renewable basis ($150 per month). i.e. I will direct my URL to his website.
Anyone forsee any issues with this? Would it need a formal contract writing up? Where would I get such a thing written up?

mmmm seems very dogey. £75 a month for a domain u would pay £75 for about 10 years loan of it.
