Not sure whether to pull out....a

perviously posted after a coal mine entry was discovered in the next door neighbours garden, we have since had a review by the coal board who are relaxed about the very low risk of it causing any problems and reassure us that if needed the legislation regarding subsidence is good and easy to use. I thought we'd be :j About this but we're just pleased.

However the homebuyer survey showed us that the electrics were different ages and never serviced, neither had anything else in the property. House is in poor cosmetic condition and many many bodge jobs it def requires full plaster/decor etc completion of utility extension (currently bare brick). The boundary is very unclear (our house clearly overlaps next door). We have requested confirmation that boundary is ok and that extension meets building regs......this was 11 weeks ago and we still have nothing!!!!

Sellers Estate agent pushing daily think our solicitors are really rubbish the house is probate but the woman selling has lived there a long time but always says she doesn't know any info about the house

I just have a nagging feeling that this house (top of budget) may turn into a money pit once we are in. It is a fab size, great garden however not near our ideal schools big reason for moving...my husband will go with whatever I think but can you really make a decision on 'a feeling'

Would we be unreasonable to pull out now? What happens if we do?
Is there any room for negotiation on price??

Currently living with parents after fast sale on hours in December so pretty desperate!!

Help/advice greatly received!!!!!!

    Your solicitor needs to deal with the boundary issue. This is very basic and absolutely necessary. The rest are take it or leave it in my mind, but if this cannot be resolved then that'd be the end of it for me.

    If you are top of budget and such a lot needs doing you need to think hard about whether you can get it done.

    Btw electrics don't get serviced! They are either safe or not safe. Different age add-ons can be perfectly safe but it might be worth getting it checked over if you decide to proceed to make sure the loading is all safe.

    If you want to pull out then thats all there is to it

    Any costs you have spent is down to you and any costs incurred (eg legal work) will still be due to the solicitors.

    However you have no liability to the sellers costs etc.

    The estate agent however may decide not to deal with you in future.

    Frankly it sounds as if you are not happy and should therefore pull out. But try and be specific about your reasons when speaking to the EA. a woolly 'not sure it's right for us after all' will leave him thinking you are a time waster. Which is not necessarily the case. If possible choose the right location first. You can make improvements to a house but you can't move it,

    Decor, "bodge jobs" - they would all have been fairly obvious on the first or second viewing.

    VERY few properties ever get signed off on electrics, unless they're just being rewired. After that, they're never touched until something gets worked on. The wiring regs change every few years, but that doesn't mean that existing installs need updating or are unsafe - just that they don't meet the current regs for new installs. A quick peek at the fusebox/consumer unit, switches, sockets, any visible wires will tell you whether the wiring is basically modern or not.

    How old is the extension? Assuming it's recent, then if it's not finished yet, it probably hasn't had final BR sign-off, especially given it's a probate sale. Is there paperwork for the work to date?

    Are you just getting subconscious cold feet because of the coal mine saga, and looking for something to hang that off?
