    Direct communication between buyer and seller can work very well, and make the whole process more straightforward.

    However, it can just as easily end up making things harder and more stressful. Not everyone is reasonable and level-headed, and sometimes a good EA will be able to take the 'heat' out of a particular situation.

    I know this now :) Didn't when we started the process. Was recommended by the EA and foolishly I took the advice.

    Live and learn. Next time I would use a decent solicitor, recommended by people I trust, rather than the budget one we're gone with this time.

    Certainly using the same solicitor would be a conflict of interest, and prohibited. Using two different solicitors from the same firm may cause a conflict eg if a dispute arises will they be as agessive in arguing your case against a colleague. For this reason Law Society rules require them to have a 'firewall' in place such that they don't work together. That way they can properly represent the best interests of their individual clients.

    Firmly agree with this. It's unusual for buyer and seller to use the same firm for the conveyancing without good reason. When both parties are existing clients of the firm might be such an occasion.

    Wish I'd looked into this before. Was recommended by the EA as a quick and simple way to get things done with a minimum of fuss. At the time that seemed very reasonable, but hasn't turned out that way.

    They did send us a standard letter saying they reserve the right to turn our business away during a conflict of interest. I don't want to push them too hard in case they invoke this and leave us hunting for another solicitor at the 11th hour.

    I'll certainly do it differently next time.
