Buying on designated flood plain

i bought my house last year, and in my serches the area was not at any risk of flooding according to the environment agencey. also the area has never flooded since being built in 1970. I live in gloucestershire and in the unprecidented weather last month i was lucky enough not to flood a few houses further down the street has a small amount of water seeping in through the door, but as i am further up the hill from the local brook and we would need a hell of a lot more water to flood. i feel the risk is still small as this is the worst flooding in 60 years and was nowhere near my house but the environment agency has listed the whole postcode area as being at "significant" risk off flooding this is going have an effect on the price and appeal of my property if i decide to sell, this is the info people will see on their searches. I am expecting my house insurance premium any day now, this will make interesting reading, if there is no significant change due to flood risk i dont see the point of shopping around.
these are my problems which pale into insignificance with others i know locally. i know people who have lost their homes and eveything and my heart goes out to anyone affected by flooding.Dogs return to eat their vomit, just as fools repeat their foolishness. There is no more hope for a fool than for someone who says, "i am really clever!"0
