Do you think prices for properties on the crossrail route are already factoring in the fact that transport will be improved by the planned changes?
I am looking at the Chadwell Heath area and it seems there is potential for good property growth given current prices.

Yes, it's certainly something I've seen spoken about in property circles and listed on property details. Whether the predicted price rises happen or not though is anyone's guess.Changing the world, one sarcastic comment at a time.0

For London Chadwell Heath (zone 5) is relatively affordable – but don’t expect cheap car or home insurance! And you are close to Hainault Forest/the Green belt.
There are effectively two parts – the Redbridge borough part (mostly north of the High Road and station) which is generally nicer (but more expensive) and the Barking and Dagenham part (mostly south of the station) which is less so but cheaper. The postcode is often a clue – RM6 (Redbridge) and RM8 (Dagenham).
One thing people should be aware of with Crossrail is that the journey times will actually be longer from Chadwell Heath to Liverpool Street than they are now on the Greater Anglia metro services as there will be an extra stop at Whitechapel. So yes nicer trains and marginally more frequent services (they are every 10 mins now) but the journey to town in reality won’t be that much faster for commuters. It certainly is no Heathrow express service – it stops everywhere!0 -

I'm thinking more of an investment rather than to live there. I am close by the area so can keep an eye on it and it seems that there is still value to be had in the RM6 postcode0

I live in the not nice part of Dagenhamand was wondering whether Crossrail will make a difference to the prices of the houses. They look like they have gone up a lot in the past six months.
I wanted to move out to the Southend area but I'm worried that the prices will rocket up after I leave and I would be better off staying put.0 -
