Making an offer and told it's sold

Hi

I made an offer on a property just over a month ago. Didn't hear anything from the estate agents for over a week after that. I then contracted them again to see what was happening and they said the vendor had gone with another party and the property is Sold and there would be no more viewings or offers. Ok far enough another buyer has got it.

However it been 2 or so weeks now and the property is still being marketed on their site, rightmove, zoopla etc.....

I emailed the estate agents a couple of days ago to ask why this is still the case and it's not marked sold.

I still haven't received a response., it was really to ask they as well to be told if it had fallen through.

Thanks

Just ring them and ask if it's available again (I've never found email an efficient way to deal with EAs).

Some EAs leave properties up to get enquiries in. People phone to ask about the house and they're told it's sold, but to give the EA their details so they can contact them about others that come on the market. It's the EA marketing themselves.

"An acceptable offer has been made on the property and if you wish to have us take a note of your interest in case anything happens we'll be happy to do so."

    That's what I'd expect.

If you ask and they say "would you like to view the property, sir?" I'd say the property is still being treated as fully available.

We don't know the agreement between vendor, agent and purchaser.

Pretty poor they didnt get back to you with an answer to your offer.

The house we are purchasing is still on the market, has been since we had our offer accepted on it over 4 weeks ago, but thats the norm for that estate agent. It is still on sale online until missives have been signed.

I wouldnt email the agent. They didnt even get back to you when you made an offer.

You need to ring up and ask, they will not be chasing you by the sounds of it.

If its back on the market then great for you!

One of our local agents never marks them as sold. It makes it seem as though they have more property on their books. It's very frustrating as a buyer to enquire about a property and then be told it sold weeks ago. I wouldn't choose to deal with that particular agent unless I absolutely have to.

    Thanks for your replies.

Yes it seems like a particular tactic that estate agents like to play. It allows them to get people on their books with marketing already sold properties.

For this particular property i did

There will be some agents in every county that will do this :)

I couldn't even begin to recall the number of times I've phoned about an ad and been told the property sold days ago. It used to drive me crazy, but I have subsequently discovered it's not always an EA tactic for farming contact info from people (although mostly, it totally is!).

I offered asking price on a house a couple of weeks ago - two days before it went on the market (EA was working their contacts first, so I was first through the door). The following day someone offered 25k over asking price and the seller happily accepted. It went on the market the morning after, although it was well and truly sold. It took RightMove a couple more days to adjust the listing to 'Under offer'.

When the market's hopping, sometimes it's hard to keep up!
