No consultation for major work by managing agent

    £250 per leaseholder means that they can get away with spending £10,000 without consultation :(

    The work wasn't in any way emergency, it was a new fence, as the neighbours complained that some of our vegetation was overgrowing into their property! A new fence is all very nice and good, - but arguably not even neccessary. I am sure we could have got away with just cutting down the vegetation.

    If you think the charges you are being asked to pay are not reasonable, you can challenge them at a tribunal.

    On a broader level, if you and the other leaseholders don't like the way the freeholder or their managing agent is doing things, you can potentially change the management company, or take over the management yourselves.

    Was the fence more than 10k? If not it's not major works.


    IME costs mount quickly, 10k on block(s) of 40 flats wont go far.


    At least they are addressing issues.


    Oh don't be mistaken in to thinking it is a consultation regarding if the works should be done, it's about following a process once that decision has already been made.

    No, it was much less than 10k. What is considered major work?

    Any work carried out which costs more than £1,000 they charge a management fee of 10% of the total cost of the work - so if they ring up their friend & say put a new fence up at a cost of £6,000, they charge us an additional £600. Is this standard practice?

    I think a new management agency is firmly on the cards now.
